Every deal has a story... and this one happened fast.

I got a call from one of my investor clients in Danbury who said, "I love this house its a project in Brookfield, I want it. How do I get it and actually win it?!"

Within the hour, we were touring the property.

It wasn't a turnkey home by any means. It needs a full renovation, a new septic system, the basement had water, and there's a lot of work ahead. But that's exactly what this specific investor loves when it comes to finding properties with potential and creating something special.

We immediately spoke with the listing agent, gathered as much information as possible, and submitted an offer within hours of seeing the home.

The property attracted multiple above-asking offers, so we knew we had to make ours stand out. Over the next few days, we stayed in constant communication with the listing agent, refining our offer and making it as seller-friendly as possible with the strongest combination of price, terms, down payment, and closing timeline.

Speed, communication, and transparency made all the difference.

One additional hurdle was financing. Since my client had recently retired, a traditional conventional mortgage wasn't the right fit. Fortunately, our lending team quickly updated her pre-approval and introduced a creative Non-QM investor loan program that fit both her financial situation and the condition of the property perfectly.

Because everyone worked together so efficiently, we're now officially under contract and on track for a 30-day closing. 🎉
