The call came at 4pm on a Tuesday.

"Ryan, we're competing against three cash offers. My clients love this house but they need financing. Can you help?"

This was from one of my good real estate agent friends, and I could tell they were doing everything they could for their client. Cash offers usually win. They're clean, fast, and require no contingencies.

"Give me eight days," I told her.

Not every company can do this operationally. Loans often take a few weeks to close. But we got it done; clear to close in eight days.

What made it possible was the professional relationships I had cultivated.

I personally called the listing agent the night I received my friend’s request. I knew her from a deal two years prior. Thankfully, she also remembered me.

That conversation mattered more than the competing cash.

I offer customers appraisal waivers before making offers. Everything is controlled in-house—no brokering deals outside where you lose control.

But the real key? Being known in the local market. When listing agents see First Heritage Mortgage and my name, they know we'll perform. They know I'll pick up the phone at 6:30pm when their clients get off work. They know we're better than online-only lenders.

When you're competing against cash, you need two things: speed and trust.

"I don't want to lock my rate until September 18th."

I’ve been hearing this a lot lately. People think when Jerome Powell cuts rates, mortgage rates will automatically drop by the same amount.

I’m sorry to say, that’s not the case.

Here's what actually happens: When the Fed cuts rates by 50 basis points, you'll see immediate relief on credit cards, home equity lines, and auto loans.

But mortgage rates? Not so much. The news has already been priced into the mortgage bond market.

We've seen rates come down an eighth, maybe a quarter percent, over the last few weeks because all this news gets leaked. Notes from Jerome Powell's meetings with the Fed get released. The market reads the unemployment reports and jobless claims, and then adjusts.

So when clients tell me they're waiting for the Fed announcement, I have to explain: The market isn't waiting. It's already moving.

Real estate agents, help your clients understand that they don't have to wait for September 18. The mortgage market already knows what's coming.

The best opportunity might be right now, while everyone else is waiting.
