Real estate investors often track portfolio performance on a spreadsheet while their QuickBooks dumps everything into the same expense categories.
When repairs, insurance, property management fees, and mortgage interest all live in one bucket without a property attached, your P&L tells you what you spent but not where you spent it. You know the total. You don't know which properties are earning their keep.
Property-level expense tracking changes that. Each address gets its own income and expense line. Monthly close takes a little more structure upfront, but what you get in return is actual visibility β which units are profitable, where maintenance is concentrating, and which properties need their rent adjusted.
For any investor with more than one unit, this is one of the most practical improvements you can make to your bookkeeping setup.
