The Fed met today, and decided to leave the Fed Fund interest rate unchanged. Driving this news is the uncertainty around the economic outlook has increased. The Bond market likes this news, and has moved upward a bit, helping rates move slightly lower. Will have to wait and see how the question and answer sessions go, but looks good on the surface.

The Feds did lower the Fed Funds Rate at .5%...Finally! What does this mean for consumers? Not a lot right away, as the bond markets have already priced the expected rate drop for quite a while. The Feds only really control the overnight lending rate, which is what banks charge other banks for very short term loans.

Since the mortgage backed securities are much longer term investments, they have already looked as far ahead as possible, and in this particular case, have already priced in this decrease, and a few more decreases for this year.

Rates have declined over the past couple of months in anticipation of the Feds lowering rates, so it is still a great time to take a look at where rates are and if it might be a good time to refinance and pull a little cash out, or just lower your rate.
