Mortgage rates ended the week a little lower, with the 30-year fixed at 7.24%, down 0.08 from last week.

Rates follow mortgage bonds, the investments that home loans get bundled into. When more investors want those bonds, their prices go up and rates tend to ease. That's what happened this week. A selloff in tech stocks sent money toward safer places like bonds, which finished today up and had one of their better weeks of 2026.

In everyday terms, the 15-year fixed is at 6.60%, also down 0.08 from last week. Rates can change from day to day as news and economic reports come out, and next week has a full calendar of them, including the jobs report on Friday.

Rates held steady this week: the average 30-year fixed is 7.32%, unchanged from last week.

Today was a surprising one. The economy looked strong, with growth at 3.4% annualized, and that kind of news usually pushes rates up. But tech stocks sold off hard, and investors moved money into bonds, the investments mortgage rates are tied to. When bonds gain, rates tend to ease. The 10-year Treasury yield closed at 4.934%, its lowest since September 22, though some of the day's gains faded before the close.

In everyday terms, rates are sitting in about the same place as a week ago. The 15-year fixed is 6.68%, the FHA 30-year is 7.04%, the VA 30-year is 6.92%, and the jumbo 30-year is 7.25%. Tomorrow morning brings a report on wage costs, one more number the market is watching.

Mortgage rates were mixed today, with small declines for some loan types and an increase for FHA loans.

Conforming 30-yr rates slipped to 7.23%, while VA and jumbo rates also edged lower. FHA rates rose to 7.08%. Mortgage bonds—investments backed by home loans that help influence mortgage pricing—finished nearly unchanged. Stronger-than-expected economic reports had little lasting impact as investors focused on Wednesday’s Federal Reserve announcement.

For buyers and homeowners, today’s changes weren’t the same across every mortgage option. The broader 30-yr and 15-yr fixed averages were unchanged from the prior week, so today’s mixed moves didn’t amount to a broad shift in borrowing costs.

Rates edged lower today, though the average 30-year fixed at 7.32% is unchanged from a week ago.

Here's what moved. Mortgage bonds, the investments that mortgage rates follow, closed up about 5 basis points (a basis point is one hundredth of a percent). When bonds rise, rates tend to ease. Conforming 30-year loans came in at 7.25%, down 0.05 from yesterday, and FHA 30-year loans landed at 7.01%, down 0.10.

In everyday terms, that's a small step down in a single day, while the week-over-week picture is flat. There's a lot of economic news on the calendar this week, including a Fed statement on Wednesday, so numbers can shift quickly from one day to the next.
