Which part of town do you always tell out-of-town guests to visit first? Everyone has their opening move. The main street with the good light. The waterfront. The neighborhood where every visitor says “wait, THIS is here?” It’s the place you show off when you want someone to get it. This might get spicy, but I am here for it haha.

Why the payment on the calculator and the payment on your estimate never match: taxes, insurance, the stuff calculators skip. Here’s what’s actually inside a monthly payment. The online calculator gives you one number: principal and interest. Clean. Simple. Incomplete. The real monthly payment usually has more passengers on board: Property taxes — collected monthly, held in escrow, and very different from one town (and even one block) to the next. Homeowners insurance — same deal, tucked into the payment. Depending on your loan: mortgage insurance. Depending on the home: HOA dues riding alongside. None of this is bad news. It’s just the FULL picture — and it’s why two houses at the same price can carry very different payments, and why the calculator’s number is the beginning of the answer, not the end of it. The buyers who budget on the complete number never get the closing-table surprise. That’s the whole goal. The great irony of self-employment: your tax pro spends all year legally minimizing your taxable income. Then you apply for a mortgage, and that beautifully minimized number is what gets reviewed first. Nobody warns you that those two goals pull in opposite directions.
