💸 ATTENTION BUYERS AND REALTORS!

🏠📈 If you're getting a mortgage, you might have heard of Fanie/Freddie's loan level pricing adjustments (LLPAs). These are fees added to your interest rate based on factors like credit score and down payment 💰.

👉 Lower credit score or down payment = higher fees 📈. Higher credit score or down payment = lower fees 📉 in general.

🏠📈These LLPA's are changing significantly for loans delivered to Fannie after May 1st!! and most mortgage companies have already implemented these changes. (We have not)

💸A new add-on adjustment is based on debt ratio, and if the buyer's income is not calculated correctly up front could cost them $1000's. This is why we offer pre-commitments!

There are a large number of low down payment first time buyers on the sidelines.

As the market normalizes and we see prices come down a bit I think we will also see the buyer market open up. Sellers who previously avoided high LTV borrowers will begin to consider them in the mix.

I think we will also see some seller assist come back into play..
ALL good news for first time buyers.
