As a mortgage loan officer serving the military community around Fort Gordon (Fort Eisenhower), I want to make sure you know what options may be available to you before you buy!

From purchasing a home with $0 down and avoiding monthly PMI to using your VA loan benefit more than once, there are opportunities many service members overlook.

Your BAH may help you qualify, PCS orders don’t automatically mean you can’t buy, and eligible borrowers may even be able to have more than one VA loan at a time.

You also don’t necessarily need perfect credit, and some borrowers qualify for an exemption from the VA funding fee. The key is understanding your eligibility, your financial situation, and your long-term goals before making a move.

You fill out an online form because you want to know your mortgage rate or how much house you can afford.

You think you’re talking to one lender.

But your information may be sold to multiple loan officers or lenders.

📲 Suddenly, your phone starts blowing up:

“Hey, I saw you were looking to buy a home…”

“Just following up on your mortgage inquiry…”

“I’d love the opportunity to help you!”

Here’s what many consumers don’t realize:

The loan officer calling you may not be the company you originally submitted your information to.

Your “mortgage inquiry” could have been generated by a marketing company, sold through a lead marketplace, and purchased by a loan officer.

💰 In the mortgage business, the lead itself has value.

So before you enter your phone number and email into that “Get Your Free Mortgage Quote” form, ask:

👉 Who am I giving my information to?
👉 Will my information be shared or sold?
👉 How many companies will be contacting me?

Because that “free quote” could come with a whole lot of phone calls. 📞😂
