Graduation season is here and the neighborhood is full of car parades and backyard open houses.

While celebrating your graduate is a major milestone, hosting a massive crowd of teenagers and their families introduces some serious summer liability risks. If a guest trips over a lawn game, or if a teenager clips a neighbor's parked car while trying to leave your crowded driveway, the legal and financial responsibility lands squarely on you. 🎓

Most homeowners assume their standard policy handles any party mishap without a hitch. However, if alcohol is present or if the crowd spills out into the street and causes a neighborhood traffic issue, a basic policy limit can be exhausted incredibly fast by medical claims and legal defense fees. If your coverage maxes out, your personal assets and future earnings are left completely unprotected in a lawsuit.

A quick insurance check before the party starts ensures you have the right liability limits and an active umbrella policy to act as a safety net. It lets you focus on celebrating your graduate's hard work rather than worrying about a surprise accident ruining the big day.

Direct message me the word GRAD today. I will check your current liability limits so you can host your party with total peace of mind! 🥳

You have the road trip mapped out, the camper loaded, and the neighbor kid hired to grab the mail. You are leaving Montana for a solid month of summer travel.

Before you pull out of the driveway, you need to know about the "unoccupied" rule hidden in your home insurance policy.

Most people assume their house is covered the exact same way whether they are sleeping in their bed or sitting on a beach thousands of miles away. But insurance companies look at empty homes very differently.

Here are the basic ground rules most carriers expect you to follow when you travel:

👉 The 30-Day Cutoff: Many standard policies have a clause that reduces or completely eliminates certain coverages (like water damage or vandalism) if the home is left vacant or unoccupied for more than 30 consecutive days.

👉 The Water Main Rule: If a pipe bursts while you are gone, a tiny leak can turn into a total loss in a matter of days. Many insurers require you to either shut off the main water supply or keep the home at a monitored temperature while you are away to keep your coverage valid.

👉 The "Lived-In" Look: If a claim does happen, the company will look at whether you took reasonable steps to maintain the property. Regular lawn care and timed lights matter more than you think.

If you are planning a massive getaway this summer, a quick heads-up to your agent ensures you don't accidentally cross a timeline that puts your coverage at risk.

Send me a direct message with the word VACATION and the number of days you'll be gone. I'll reply with your specific policy's empty-home rules so you can travel without worrying about what's happening back home.

May is the month of the backyard upgrade.

Maybe you finally pulled the trigger on that high-end Traeger, a built-in pizza oven, or a designer patio set that cost more than your first car. It looks incredible, and I'm sure the first BBQ of the season was a win.

But here’s a quick question: Did you tell your insurance agent? 🧐

Most people assume that "Personal Property" on a home policy is a big, magic bucket that covers everything they own. While that's mostly true, there are often limits on specific categories. Plus, if a freak Montana hailstorm or a grease fire ruins that brand-new $3,000 setup, you want to be sure you're covered for the replacement cost, not just a fraction of it.

When you make a big-ticket purchase for your home, it’s always a good idea to do a "New Purchase Check-In." 🛠️

It takes about two minutes to add a high-value item to your "schedule." This ensures that if the unthinkable happens, you aren't stuck arguing about the value of your grill while you're trying to plan your next cookout.

Insurance is at its best when it reflects exactly how you live today, not how you lived three years ago when we first wrote the policy.

If you’ve spent the last few weekends "leveling up" your backyard, let’s make sure those upgrades are actually protected. It’s the easiest way to make sure your summer stays stress-free. 🕶️

Just finished a big patio project or bought a new "dream grill"? 🥩 Send me a photo!

I love seeing the backyard wins, and I’ll help you make sure they’re fully covered in your policy.

In 2025, a total of 31 children died of vehicular heatstroke in the United States. Even on mild or cool days, the temperature inside a parked vehicle can reach over 110F degrees in under an hour. Never leave children or pets alone in cars during the summer. Vehicular heatstroke is 100% preventable!
