I found this chart extremely interesting. A lot of people believe that high inflation and high appreciation are going to lead to a real estate crash. People seem to be sitting around waiting for the market to adjust. However, the closest time that we can come to looking at this particular economic situation historically is in the early 1980s.

41 years ago we had rampant inflation and we had had an incredible run up in real estate in many markets in the Years prior. When you look at this chart it shows that we continue to maintain that high appreciation through the high inflation years and it wasn't until inflation began to drop that we saw price appreciation moderate. Even then, we did not see a decline in real estate prices until the Great Recession in 2008 and 2009. That particular recession was caused by a real estate bubble, not the other way around.

The point is that real estate is considered a hedge against inflation so why would we ever expect that real estate prices will fall as all other prices increase? In addition, demand and demographics do not support the idea of a crash so when we put it all together we can expect a pretty robust market going forward. Rather than having a " the sky is falling attitude" perhaps it's actually the time to step into the market if you haven't already.
