A little Mortgage Rate PSA-

While a good indicator of the market health, the Fed Rates does NOT directly impact mortgage rates. This can be confusing if you don't deal with this stuff every day (and sometimes even if you do)

Mortgage rates are dictated by the secondary market, where they are traded. This is what determines rates. If investors want to pay more, rates are going to go down, and vice versa.

Your lender or bank is not borrowing money on a mortgage like they do with car loans, helocs, etc. That is why the Fed rate does not directly impact your mortgage.

Here was a great example today- A much anticipated Fed rate cut, and lots of consumers talking about mortgage rates going down after it. After the fed announcement we immediately saw rates get worse. This is a pretty typical knee jerk reaction, but the main take away is that the mortgage market was already pricing in the Fed Changes weeks ago. The image here shows those secondary market values. As this graph goes up, mortgage rates go down. Green is good for rates, red is bad. You'll see the last two days are in the red, and you would expect a 50Bps Green in the upper left box.

Finally something that will actually help affordability- Starting 11/18 the minimum down payment on 2-4 Unit properties will drop from 15-25% to 5%. This will greatly expand the pool of buyers that can buy a primary and have rents offset their mortgage.
