Home Sharing Coverage
What is Home Sharing?
Home Sharing involves renting the primary residence, or part of it, to a home-sharing occupant
either directly or through the use of a home-sharing network platform such as AirBNB or VRBO,
or through a rental agency. The rental must be on a short-term basis for a specified period of
time.
What is the Home Sharing endorsement?
This endorsement J7048 gives customers the option to buy back Home Sharing coverage which
is excluded from Farmers Smart Plan Home® policies with endorsement J7047 Home
Sharing Limitations.
Is there a minimum or maximum number of days for Home Sharing?
No. Not at this time. However, this could change in the future depending on claims experience.
What does the Home Sharing endorsement cover?
The endorsement provides coverage for FSPH polices for Coverage A (Dwelling), Coverage B
(Separate Structures), Coverage C (Personal Property), Coverage D (Loss of Use), Coverage E
(Personal Liability), Coverage F (Medical Payments to Others) and Liability Extensions of
Coverage of Claims Expenses, First Aid Expenses and Damage to Property of Others, when the
loss or damage arises from Home Sharing activities.
Are the limits for Home Sharing coverage the same as the underlying policy?
Yes- for Oregon. No - for Colorado. For Colorado, the Home Sharing Cov E Liability Limits are
$25,000.
Do I need to have the Home Sharing endorsement if I use my home for Home Sharing?
Yes. If any Home Sharing activities occur this endorsement is required. A policy is ineligible
without the endorsement. If a Home Sharing loss occurs on the policy without the endorsement,
it will not be covered.
Will the customer be notified Home Sharing will be excluded from FSPH?
Yes. At New Business and Renewal, if Home Sharing coverage has not been selected on the
policy, the amendatory endorsement (J7047) will be sent which excludes Home Sharing from
coverage for FSPH policies.
Does the endorsement provide coverage for my rental property or secondary home?
No. The home must be the primary residence and owner occupied - no secondary or seasonal
occupancy.
Are Home Share Losses chargeable?
Yes. Home Share losses can be surcharged.
Are Home Share Losses eligible for Claims Forgiveness?
Yes. Home Share losses are eligible for Claims Forgiveness.
Can this endorsement be added to any FSPH package?
Yes.
Can this endorsement be added to non-FSPH policies?
No. We only offer this coverage for FSPH policies.
What happens if someone does not add this endorsement, but then experiences a loss
while the home is being used for Home Sharing?
The loss will not be covered since the required coverage is not on the policy.
Will this endorsement cover damage to my personal property as a result of a Home
Sharing? What about theft of my personal property?
Yes. This endorsement provides coverage for Personal Property up to the Coverage C limits on
the policy. This includes theft as well as damage.
