Before closing, avoid making changes like:

Financing or leasing a new car
Opening a new credit card
Financing furniture or appliances
Making large purchases on your cards
Changing jobs without talking to your lender
Moving around large amounts of money without asking first

Why?

Your lender may check parts of your financial picture again before closing. New debt or other major changes could affect your qualification or create last-minute questions.

Even if you’ve been told you’re clear to close, play it safe until the home is officially yours and the loan has funded.

And remember, every loan and situation is different.

Builder incentives can look great at first glance, but the headline offer doesn’t always tell you the full story.

A credit may cover eligible closing costs, discount points, or a temporary buydown, but it may have limits or require a preferred lender. The best comparison looks at the full loan scenario: interest rate, APR, monthly payment, cash to close, taxes, insurance, and what happens after any temporary buydown ends.

Save this post if you’re considering new construction in Colorado, so you know what to compare before you sign.

Online mortgage calculators can be helpful, but they do not always tell the full story.

Most calculators only use a few numbers.
They may not know about:
Property taxes
Homeowners insurance
HOA fees
Mortgage insurance
Your credit
Your other monthly debts
The loan program you may qualify for

So that “monthly payment” you see online may be very different from the real number.

A calculator is a good place to start.

But before you decide what you can afford, it helps to look at the full picture with a real loan estimate.
