Don’t assume the first estimate tells the whole story.

After property damage, an initial estimate is based on what has been identified and documented at that point in the claim.

But losses can be complicated.

Damage may extend beyond what’s immediately visible. Materials may need to be matched or replaced differently than initially anticipated. Additional work may become necessary once repairs begin.

That’s why it’s important to look beyond the bottom-line number and understand what’s actually included in the estimate.

After property damage, your first instinct may be:

"I need to clean this up."

That's completely understandable—but don't let cleanup erase important documentation of your loss.

Before damaged materials or belongings are removed, take photos and video whenever it is safe to do so.

Capture wide shots of the affected areas. Then photograph individual damaged items and materials. Keep damaged belongings when reasonably possible until they've been properly documented.

You should still take reasonable steps to protect your property from additional damage. The key is creating a record of what happened before the scene changes.

Once something is removed, repaired or thrown away, recreating that information can be much more difficult.

When in doubt, document first.

The storm passed two weeks ago. Does that mean your property is in the clear?

Not necessarily.

Severe storms moved through parts of Ohio earlier this month, bringing damaging winds and multiple tornadoes. Some property damage is obvious immediately. Other issues may not become apparent until days or weeks later.

If your property was in the path of a recent storm, take another look around.

Check for missing or lifted shingles, damaged siding or gutters, water staining, fallen limbs, damaged fencing and other changes that weren't there before.

And if you find something, document it with photos before making permanent repairs.

Why Don't More People Know About Public Adjusters?

It's one of the questions we hear most often.

"Why didn't I know this was even an option?"
