A lower purchase price can feel like the obvious win. But for some buyers, keeping more cash available at closing may matter more.

Seller-paid closing costs can potentially help preserve savings for moving expenses, repairs, furnishings, or simply having more breathing room after the keys are handed over.

The right structure depends on the buyer’s financing, the property, the offer strategy, and what matters most to them financially.

Before negotiating only on price, I like to look at the full picture with the Realtor and buyer.

Sometimes the strongest offer strategy is the one that leaves the buyer in a better position after closing, not just with a lower number on the contract.

There’s a point in a lot of move-up conversations where everything gets a little fuzzy...

You can picture the next house just fine. It’s the part between this house and that house that gets complicated.

What if ours sells first? What if we find something first? How close can the timing actually get? What would either option mean financially?

Those aren’t little details. They’re often the exact questions keeping someone from seriously considering a move.

And asking them doesn’t mean you’ve decided to sell or buy anything.

Sometimes you just need to understand what the path could look like before deciding whether you want to take it.

Know someone who’s been saying “maybe someday” about their next move? This might be worth sending their way.

You can be completely ready for a different home and still have no idea how you’re supposed to get from this one to the next one.

That’s pretty normal. (eeek!)

For some homeowners, selling first makes the most sense. For others, buying first may be worth exploring. Sometimes the conversation is about how closely the two moves could be coordinated.

Before deciding, I’d want to look at things like your current home, available cash, monthly comfort, timing and what you want the next move to accomplish.

That’s why I like mapping out the options before the house hunting gets serious.

If this is the part that has you stuck, message me KEYS. I can walk you through the Two-Key Plan and help you understand what paths may be worth considering.

A little grocery-store PSA—courtesy of my wife, who is much better at catching these things than I am. 😂

See a 50%-off sticker on an item at Whole Foods? Point it out at checkout and check that the discount actually applied.

My takeaway: finding the deal is only half the job. Check the receipt!

Have you ever caught a discount that didn’t ring up correctly?

“We love our house... we just don’t fit in it anymore...”

I hear some version of that pretty often, believe it or not.
And usually the next sentence is, “But what are we supposed to do first?”

That’s where people can get stuck.

Sell first and you may wonder where you’ll live while you shop. Buy first and now you’re thinking about how the timing and finances could work. Try to line everything up together and... yeah, that can feel like a lot too.

I have found what helps families flush out this noise in their head... is by guiding them through the different paths and figuring out which one actually makes more sense for their situation, their comfort level and the life they’re trying to move into.

If somebody you know keeps saying, “We’d move if we could just figure out the in-between part,” just send this to them.

Sometimes seeing the options (with real numbers showing the good, bad, and ugly as well as total cost over time) is exactly the clarity needed to make the smartest decision for YOU!! (not me).

How many videos have you recorded and then never posted?

I still struggle with watching myself on camera. Here are three things that help:

1. Let go of the perfect take.
2. Stop picking yourself apart.
3. Review it once, then move on.

Try one short video answering a question your clients ask all the time. Focus on helping the person watching.

What’s keeping you from hitting record?

When business gets slow, creativity kicks in! 📚

About 10 years ago, I tried this sneaky little prospecting strategy at a bookstore.

Not exactly conventional marketing, but sometimes the most interesting ideas come from thinking outside the box.

Would you try this today, or is it a little TOO sneaky? 😂

A lower rate can help, but it’s only one part of the homebuying decision.

Purchase price, property taxes, insurance, HOA costs, cash needed at closing, and the savings you want to keep afterward can all shape what owning a particular home actually feels like financially.

Rather than focusing on one number, I like to help buyers look at the full picture.

The better question is often: “Which option fits the way I want to live after I get the keys?”

If you’ve built equity in your home, accessing it doesn’t always mean replacing your current mortgage.

Depending on your situation, options such as a home equity loan or HELOC may allow you to tap into a portion of that equity while keeping your existing first mortgage in place.

The important question is how the new financing fits with your cash flow, goals, costs, and current mortgage.

A thoughtful review can help you understand the trade-offs before deciding whether accessing equity makes sense for you.

It’s Fire Prevention Week and here’s one simple thing every homeowner should do.

It takes about 10 minutes, costs nothing, and could make a huge difference if you ever had a fire, theft, or other major loss.

Most people never think about it until they need it.
