While rates can be competitive—especially for high-net-worth buyers with strong credit—lenders do see these loans as riskier, and may set higher rates than you’d find with conventional mortgages.

If you’re preparing to apply, expect to provide two years of tax returns, W-2s or detailed bank statements, a down payment between 10% and 20%, and show you have enough in cash reserves to cover six to thirty-six months of payments. Jumbo loans do offer the advantage of higher borrowing limits, and you might be able to skip private mortgage insurance. However, be ready for those larger down payments and closing costs.
