Understanding DSCR: How to Calculate It for Your Next Property

Many investors ask how lenders determine if a property qualifies for a DSCR (Debt Service Coverage Ratio) loan. The math is simpler than you might think!

DSCR measures a property’s ability to cover its own mortgage payments through the rental income it generates.

The formula:

Gross Monthly Rental Income ÷ Monthly Debt Service (PITI) = DSCR

A quick example:

Let’s say you are looking at a property with these numbers:

Projected Monthly Rent: $2,000

Monthly Mortgage Payment (Principal, Interest, Taxes, Insurance): $1,600

Calculation: $2,000 ÷ $1,600 = 1.25

In this example, your DSCR is 1.25. This means the property generates 125% of the income needed to cover the mortgage—a very healthy ratio for many lenders!

Why it matters:

DSCR > 1.0: The property is generating more income than it costs to carry the debt.

DSCR < 1.0: The property is not generating enough income to cover the debt on its own.

Deciding how to title your investment property is a big step for many investors. When it comes to DSCR loans, both options have unique implications for your strategy.

Holding in an LLC

Many investors choose an LLC to help with:

Liability protection: Keeps your personal assets separate from your investment property liabilities.

Scalability: Makes it cleaner to manage multiple properties within a business structure.

Privacy: Provides an extra layer of confidentiality for your property holdings.

Holding in an Individual Name

Some investors prefer to start with their personal name to:

Simplify the process: Easier initial setup and typically fewer administrative requirements.

Avoid additional costs: Saves on LLC registration and annual maintenance fees.

What it means for DSCR loans

One of the biggest benefits of DSCR financing is that it is designed for business-purpose loans. This means you often have the flexibility to choose the structure that best fits your long-term goals without compromising your financing options.
