Most buyers think the first question to ask a lender is “what’s my rate?”

But the better questions are:
• What monthly payment actually feels comfortable?
• How much cash will I really need beyond the down payment?
• What can I do now to make my offer stronger when the right house pops up?

The right lender should help you understand the full picture, not just hand you a pre-approval number.

That’s why I love sitting down with buyers early and building a game plan before the house hunt starts. It saves stress, surprises, and sometimes thousands of dollars.

Not all pre approvals are the same and you can usually tell pretty quickly 👀

Some are fully reviewed and solid
Others are just a quick credit pull and a guess

The problem is you don’t find out until you’re already under contract

Then all of a sudden
Payment is higher than expected
Funds aren’t there
Or the loan structure doesn’t even work

Now the deal is stressed or falling apart

It almost always comes back to the work that was done upfront

Agents be honest
Have you ever had a deal go sideways because of a bad pre approval
