California lawmakers have introduced Assembly Bill 1680, known as the Make It FAIR Act, aimed at reshaping the California FAIR Plan — the insurer of last resort for homeowners who cannot secure coverage in the private market.

The bill focuses on transparency and structure. It would require the FAIR Plan to open meetings and records to the public, expand coverage offerings, strengthen claims handling, and operate more like a traditional insurance carrier. From a governance standpoint, those are meaningful improvements.

What it does not do is fix the root problem. It doesn’t address why carriers are leaving California, and it doesn’t reduce the number of homeowners being pushed onto the FAIR Plan. Expanded coverage may improve protection, but it does not automatically mean affordability or increased availability.

This is a structural upgrade — not a market solution.

Baby girl officially has her first car- a 2004 Honda Civic. The ignition grinds, the windows roll down by hand, the doors have to be locked manually, the radio doesn’t work, and the back tint is bubbling. But it runs, it’s reliable, and it was gifted to her by people who love her. So it’s perfect.

Olivia is beyond excited. And today was the first morning she drove herself to school. Proud moment for me. But definitely a mama-bear heart-tug

It made me think back to my first car. It was a 1985 Plymouth Caravelle with peeling paint and the softest front-and-back bench seats. Those seats were a lifeline during late-night canyon parties when you couldn’t quite go home yet because you were “supposed” to be at a sleepover.

I’ve lived every reason people lose their homes —
and somehow, real estate still carried me.

I bought my first home at 22.
I flipped during the boom.
I built a family in a 4000 sq ft dream house.
And then life unraveled — cancer, loss, debt, rebuilding.

Years later, I tried love again.
Blended families, big hopes.
I even sold my Cameron Park home to buy into the Rescue house…
and that was my biggest mistake.
I should’ve kept it as a rental, or at least a backup plan.
Because when that relationship ended, it felt like a divorce —
emotionally and financially.

I rented for five years.
I started from scratch more times than I ever expected.
But step by step, I rebuilt.

And in 2025, with my kids by my side,
I bought a home on my own again.

Here’s what I’ve learned:
You’re never too late.
You’re never too far behind.
You’re just in the middle of your story.

Important message for my lender partners and good to know for my realtors. Mortgage companies are cracking down on the verbiage that is sent in with insurance declarations pages to clear conditions. If it says anywhere on there that there’s actual cash value, they will not take the insurance. We’re seeing this happening a lot on roof exclusions. Which is usually separated out from the full policy replacement cost as depreciated value if it’s over 10 years old. So we’ve been seeing this a lot. It’s all been happening within the last week. Before you send in your insurance to your underwriter at the mortgage company, be sure to check that this is not visual on the declaration page or evidence of insurance. Some companies will put this on their declaration page, but not their evidence of insurance. Some companies like bamboo put it on both documents and it’s a little hard to get around. Once the underwriter has seen this, they can’t unsee it and they will require you to get a whole new insurance policy. Which is everybody knows has been Darn near impossible to find options in California. Catch it early and work with your insurance partner. Let me know if you need any help identifying what this looks like or if you like me to help you train your processors on what to look for. I’m happy to help and make sure your deals go through smoothly.
