Starting a garden is a wonderful experience. Grow sweet-smelling flowers or tasty veggies, or even both! Everyone can enjoy getting their hands a bit dirty. Here are some tips to help you begin.
🌼 Consider what to plant. Do you want to plant a vegetable garden? An herb garden? A flower garden?
🌼 Pick the best garden spot. Almost all vegetables and many types of flowering plants need 6-8 hours of full sun each day. So you need to observe your yard throughout the day to figure out which spots receive full sun versus partial or full shade.
🌼 Test and improve your soil. To learn more about your soil, have a soil test done through your county cooperative extension office.
🌼 Properly prepare your planting beds. Loosening the soil in new beds before sowing or planting helps roots to grow more easily and access the water and nutrients they need.
🌼 Water at the right time. Seedlings should never be allowed to dry out, so water them daily. Taper off as the plants get larger. Transplants also need frequent watering (every other day or so) until their roots become established.

How do you get the BEST mortgage rate?
➡️ Improve your credit score.
Regardless of the loan you choose, you’re likely to get a better mortgage rate if you have a higher credit score.
➡️ Choose your loan term carefully.
Short-term loans are less risky and, as a result, have lower mortgage rates. The trade-off for these kinds of loans is larger monthly payments since you're paying off the principal in a shorter time. With a longer-term loan, you spread the payments over a longer period of time, leading to lower monthly payments with a higher interest rate.
➡️ Make a larger down payment.
Simply put, the more money you put down towards your mortgage, the less you will owe on the loan. If you can make a larger down payment, you could have more equity in your home from the start. Not only will you need to repay less principal (the amount you owe on a loan excluding interest), but you'll also pay less interest over the life of the loan since it is calculated on the principal owed.
➡️ Rate locks
To potentially reduce the impact of mortgage rate changes before you close on a home loan, consider locking in your interest rate. A rate lock avoids increased rates before closing on your mortgage. You may need to pay a fee to lock in a rate, but this could be worth it if you suspect rates may change.

Time for a few home tips to make your life easier!

1) Rotate your mattress: This often gets overlooked, but now is the perfect time of year to rotate your mattress!

2) Cook and stock up your freezer: Knowing that you have homemade soup, stew, chili, or casseroles in the freezer makes facing weeknight dinners much less stressful.

3) Organize your bookshelves: Creating a reading area can really help if you're having a night in. Fun tip: Try arranging your books by color!

4) Refresh your movie-watching area: Consider getting a projector for a fun night with the kids (or significant other). They are inexpensive, and you can project the screen onto a wall or inside a giant fort you built.

5) Check bathrooms for mold: It can be hard to give bathrooms enough ventilation when the house is closed up tight, especially if it's wintertime and you have the heat running. Give the bathroom a thorough cleaning, paying particular attention to the grout, the ceiling, and other areas showing signs of excess moisture.

6) Flowers: Get fresh flowers for the home to bring a little life into a dark day. Plus, you deserve flowers!
