"What do you mean when you say 'All credit scores are not created equal'? Isn't a 720 score, for example, always going to be great, and a 640 always going to be mediocre?"

On todays short (2:44) video, I explain how, in some cases, the person with the 640 score will get a better deal and more financing options than the person with the "better" score.

As much as you might be inclined to call "BS" on this, it is absolutely true.

The reasons behind WHY someone has the score they do matter A LOT.

"I have some medical collections on my credit report and am afraid that is going to stop me from being approved for a cabin loan. Is there anything I can do, or am I pretty much out of luck to buy a cabin?"

Well, the good news is that, no, medical collections will generally not pose a problem for you when a lender is evaluating your home loan application.


However, on todays short (2:00) video, I explain that there are instances where collections that have been escalated to judgements and liens that will definitely be an issue.

"I want to buy a cabin, but there is no way I can pay off my credit card before I apply for a cabin loan. Is there a "reasonable" balance I can carry on that card and still get approved?"

It is a fact of life that most people have credit cards, and the majority of them carry balances.

On todays short (2:26) video, I explain that, surprisingly, a lender does not really care how much you have as a balance on a card, but it matters a LOT how close you are to your credit limit.

Credit card balances are not going to keep you from investing in a cabin, but they definitely need to be managed correctly.

"I want to shop around for a lender, but I don't want my credit score to get zapped every time a lender pulls my credit. How can I avoid that happening?"

Well, there are a lot of stupid and anti-consumer things that the credit bureaus do, but, the one thing that is actually good for the consumer is that your credit score will NOT go down if multiple lenders pull your credit.

On todays short (2:27) video, I explain how this works and the time limitations you have when shopping for a lender to avoid credit score drops.

"I co-signed on a car loan for my brother, is that going to hurt me when I try and qualify for a home loan?"

Co-signing for someone seems like a nice thing to do, right? You are just trying to help someone get on their feet, or maybe helping someone establish credit. What's the harm in that?

On todays short (2:46) video, I explain that in most cases, this liability payment will absolutely count against you when qualifying for a home loan. There are some exceptions, so please check out todays video.

Pro tip: In general, co-signing is not a good idea if you plan on buying a home soon.

"My best friend is a Realtor, and I want to use her to help me buy a home, but I don't want her knowing all of my financial data. Does a lender share my financial information with the agents on a transaction?

This is a very legitimate concern, and I totally understand it. I don't want my friends knowing all my financials either!

Fortunately, a lender CANNOT and WILL NOT share specific information about you to any parties to a transaction. (That is, unless they want to lose their license)

"I want to buy a cabin with my girlfriend, but we have a unique (I think) situation. My income is higher than hers, but she has a lot more money in the bank than I do. Is it OK if we own the cabin together, but she puts in more money than I do?

This is a pretty common question that I get from borrowers, and the short answer is "yes, that is usually completely fine".

However, on todays short (2:05) video, I explain that there are certain instances where it may be more beneficial to leave the second person off the loan (credit score, job history, etc) and utilize different options to come up with closing funds.
