A Tale of Two Buyers

Buyer 1:

Called me when they were starting to think about buying a home. I took their application over the phone and they sent over the necessary docs. After a thorough review of the file I issued a pre-approval. We discussed how much they were approved for, estimated monthly payments, and the process going forward. Three weeks later, a house that checked all the boxes came on the market. The buyer toured the home immediately and made an offer. They negotiated with confidence, along with their realtor, knowing their pre-approval was solid and won out over two other offers. The file sailed through Underwriting because I provided a full file with everything the Underwriter needed on initial submission. We’re now on track to close 10 days earlier than expected.

Buyer 2:

They have thought about buying a home for over a year but never took any initial steps. One day the house they have always loved came on the market. They waited a week to contact a lender. It took them another 3 days to fill out an application and 2 more days to gather the needed docs. When the lender pulled the credit report, they discovered their credit score was much lower than expected due to several late payments. Their debt-to-income ratios were high due to maxing out credit lines. The lender gave them a plan to help them get pre-approved but it could take several months for the buyer to complete that plan. Meanwhile, the house they loved had already gone under contract.

Moral of the tale is preparation is key in everything, including buying a home.

With 2026 in full swing, it feels like the right time to reintroduce myself.

Hi, I’m Amanda!

I’m a wife, a girl mom x2, and a local mortgage lender who helps individuals and families move from “Could we buy a home?” to “We’ve got the keys.”

I grew up in a small Oklahoma town where your word, your work ethic, and how you treat people matter. That mindset still guides how I do business today—no fluff, no pressure, just clear guidance and follow-through.

Before lending, I spent years on the business side of radio and over a decade in marketing. Those careers taught me how to build real relationships, communicate clearly, and earn trust—often with people I never met face-to-face. When I transitioned into mortgage lending, it was because I wanted to continue helping people in a way that truly changes their lives.

I’m especially passionate about education and preparation. When I bought my first home, I didn’t feel informed or guided—and I promised myself my clients would never feel that way. A closing is the perfect way to finish 2025. This one needed to be done quickly and we were able to make it happen!

I'm thankful for all the families I was able to help with homeownership this year. Thank you to my referral partners for trusting me with your clients. I definitely don't take it for granted when my name is given out as a trusted source.

Want to know the hardest part of my job as a mortgage lender?
When someone calls me the day AFTER they’ve closed on their loan.

By that point, I can’t help them avoid high fees, bad loan terms, or missed opportunities that could have saved them thousands.

Yesterday I answered a call from someone I know only to hear "Amanda, I think I messed up."

They had closed on their loan the day before and really didn't understand the loan terms. After a few questions, I knew the type of loan they got was not going to help them with what they wanted. We talked about a plan but it's not something that will happen overnight unfortunately.

This is what can happen when you have the right loan strategy in place and plan ahead. The realtor and I worked as a team BEFORE the offer was made and it paid off for the client in a big way!

Just a reminder, when the Federal Reserve cuts the Fed rate it doesn't directly correlate to a cut in mortgage rates. Mortgage rates are more dependent on the 10 Year Treasury Yield.

Bottom line...like all lenders I don't have a crystal ball to know what rates will look like down the road. But, if you're looking to buy a house, I'll work with you to form the best mortgage strategy for your situation. I'm always available for a consultation. 405-623-2323.

Step 4: Fill out a mortgage application

I usually take my client’s information over the phone to make it easier for them but I have an online link if they prefer to do it themselves.

Here’s the main information need to provide:
- Contact info/SSN/DOB
- Last two years of work history (with start/end dates) and current salary info
- Last two years of residence history (addresses and how long you lived there)
- Asset information (what you’ll be using for a down payment)
- Any debts/liabilities that are not reflected on your credit report (ie: child support or alimony)

From there, I’ll work through your application, review your credit report to see which programs and loan amount you qualify for that also fits your budget!

Today, we’re looking at the next step in the mortgage ready process.

Step 3: Gathering your documents

You’ll need to be prepared to provide the following docs:

- Photo ID
- Social Security Card
- Last 30 days of paystubs
- Last 2 months of bank statements
- Last 2 years of tax returns
- Last 2 years of W2s and/or 1099s
- YTD P&L (if self-employed)

I ask my clients to provide their documents during the pre-approval process. This helps me confirm the information has been entered correctly on the application and also helps to eliminate possible surprises during underwriting. Doing my due diligence early in the process means you can be confident my pre-approval letters turn into closings!
