I’m honored to be recognized as a 2025 Top Producer with Minnesota Housing! 🌟

Helping remove barriers to homeownership is something I care deeply about, and I am passionate about finding programs that create real opportunities for families. As a single mom, I used MnHousing myself to access homeownership, so I know the value this program has in helping families obtain generational wealth, as well as providing the stability of a place to call home.

I am also grateful to work alongside the amazing team at Minnesota Housing, whose commitment to making homeownership more accessible makes this work even more meaningful. I am so thankful for the trust of my clients and partners, and proud to help more people find their way home. 🏠

Mortgage Tip Tuesday Moment!! 📋✍️

Here’s a couple things to remember:
For Conventional — the max seller contribution depends on the loan to value (LTV) or combined loan to value (CLTV). For a primary residence or second home,
— it is 3% when the LTV is over 90%
— 6% when LTV is 75.01 to 90%
— 9% when LTV is 75% or less

For FHA, interested parties may contribute up to 6% of the sales price toward closing cost and prepaid items

For VA, this one can be tricky: the VA says there is no limit on credit for the borrowers closing costs, but seller concessions are capped at 4% of the homes reasonable value.

If you’d like more clarity or interested in exploring your options, reach out to me!! I’d be happy to help 🥰🏡

Congratulations to James on closing!! This is the second time I’ve had the pleasure of working with James, and it was just as wonderful as the first time! I’ve enjoyed and appreciate being a partner as he continues to grow his investment portfolio. 🏡

Ndidi Marie was also wonderful during this process!! I’m so glad James brought us together for his second purchase — we make quite the team!! 💪

Whether it’s about family, books, or “letting them”, I got other advice up my sleeve that doesn’t always involve mortgages 😉🤣❤️

🚫 I don’t care if you text me late at night or early in the morning. Buying or selling doesn’t always fit into traditional business hours. If a question pops into your head at 10pm, I want to hear it!

🚫 I don’t care if you change your mind a million times. This is a big decision, and clarity takes time. My job is to guide you, not rush you. This happens more often than you would think. It’s ok!

🚫 I don’t care if you ask “dumb” questions. There are no dumb questions, only informed clients. I’d rather you ask everything than feel unsure.

🚫 I don’t care if your parents/friends/group chats have opinions. I know every one means well, but I will be able to help you filter the noise and focus on your goals.

🚫 I don’t care how long it takes. I have worked with people for as little as 3 months or as long as 3 years. It truly doesn’t matter, I’m in it for the long haul!

Your goals > my convenience always. ✅
