Helping remove barriers to homeownership is something I care deeply about, and I am passionate about finding programs that create real opportunities for families. Mortgage Tip Tuesday Moment!! 📋✍️

Here’s a couple things to remember:
For Conventional — the max seller contribution depends on the loan to value (LTV) or combined loan to value (CLTV). For a primary residence or second home,
— it is 3% when the LTV is over 90%
— 6% when LTV is 75.01 to 90%
— 9% when LTV is 75% or less

For FHA, interested parties may contribute up to 6% of the sales price toward closing cost and prepaid items

For VA, this one can be tricky: the VA says there is no limit on credit for the borrowers closing costs, but seller concessions are capped at 4% of the homes reasonable value.

🚫 I don’t care if you text me late at night or early in the morning. Buying or selling doesn’t always fit into traditional business hours. If a question pops into your head at 10pm, I want to hear it!

🚫 I don’t care if you change your mind a million times. This is a big decision, and clarity takes time. My job is to guide you, not rush you. This happens more often than you would think. It’s ok!

🚫 I don’t care if you ask “dumb” questions. There are no dumb questions, only informed clients. I’d rather you ask everything than feel unsure.

🚫 I don’t care if your parents/friends/group chats have opinions. I know every one means well, but I will be able to help you filter the noise and focus on your goals.

🚫 I don’t care how long it takes. I have worked with people for as little as 3 months or as long as 3 years. It truly doesn’t matter, I’m in it for the long haul!

And just like that… season over. 🥹🏀

What a gift it’s been to coach this group of girls. We grew in confidence, toughness, teamwork, and maybe even a little basketball skill along the way 😉.

We wrapped it all up with a fun little end-of-season Valentine party — because what’s a season without some laughs, sugar, and celebrating how far we’ve come?

So proud of their hustle, their heart, and the way they showed up all season long. Coaching them was way more than wins and losses — it was about building leaders and friendships.

Already can’t wait for next year!! 🐯🏀 💕
