This beautiful couple just bought their 2nd home with me and now have an investment property and a primary home just minutes from each other! Lorena also got her own real estate license and handled that part of her transaction on her own! So proud of them and pursuing their goals and so happy to be a part of their story!

Not everyone is going to go to bat for you. Not everyone is willing to do the extra work to save you money or to even save the deal. To be honest most appraisal rebuttal/appeals aren’t successful- in fact I’ve only had it work in my favor 3-4x in my career! But going the extra mile for your buyer is worth it- no matter the income- because that shows your priorities are in the right place. I’ll say it over and over again- who you choose to work with matters.

Did you know the IRS expects you to keep all records for at least 3 years??

I thought it was common sense. But I come across people who either throw away or misplace really important documents on the reg!! God forbid you ever get audited or have to support your tax returns! Have files for everything on your computer or in a filing cabinet. A few 3 ring binders and file once a week- trust me it’s worth it for price of mind, qualifying for a home, dealing with an unexpected death or more!

What do you say when your first born turns 18? Are things now supposed to change? Raising you has been one of the most challenging and incredible adventures of my life. I have laid you and your life down at the feet of Jesus every single day. I have cried, rejoiced, prayed, been distraught, have been bursting with pride and have been impressed and disappointed. You like to learn the hard way- but God gave me a promise for you on my way home from my first ultrasound. A huge rainbow went across the sky as I was praying and asking God for help. I was so young and still had to figure out my life (still in college) and new married life- (daddy and I were married a year)…but God wanted you to be here with us, to be a part of everything- and I’m so glad he did. You have a heart for little ones, easily likeable, you are a natural leader, gatherer of people, easy to talk to, hard working, motivated, high energy, willing to learn, a big hugger and incredibly friendly. Usually we have to force you into things but then you end up loving it. 😍 Seeing you come to the end of your high school career and taking steps towards adulthood is the most awful experience- but you are God’s child first- and He’s got you in the palm of his Hand. You are my heart, a part of me I’ll never be able to let go of. I’ve defended you fiercely and brought you up the best I know how- truly with many errors- but God’s grace is sufficient. We love you so much - 18 years ago today you came into my world and changed me forever. I will always be your BIGGEST fan! Happy birthday

In the throws of a 3 day tournament with non stop whistles, 98 volleyball courts and incredible challenges- you still impress me and show up with joy- especially today on your BIRTHDAY!!! I am so proud of you and love that you are anchored in Christ. Let your faith and your prayers be the strongest thing in your life and keep shining 💖 ✨! Love you baby girl- thanks for making me a girl mom. The world is blessed to have you.
