An investor brought us an incredible off-market deal, but the seller needed to close in 10 days or they were walking away. Traditional banks couldn't even get an appraisal ordered in that time.

Here is the truth: Traditional banks won't lend on distressed properties. If a house doesn't have a working kitchen or has peeling paint, a bank will deny the loan.
