If you talk to anyone in the insurance industry right now, they will say it's the worst market they have ever seen. We have companies that have paused all new business, companies increasing rates tremendously, others changing their guidelines so drastically that it makes it impossible to write with them, others requiring no less than $5,000 deductible. Not to mention, some are just non-renewing policies. I could go on and on.
If you are shopping your insurance, please be aware, especially on homeowner's policies. Just because the limits are the same, doesn't necessarily mean you have the same coverages. For example, the house is covered for $100,000 with $50,000 limit on your contents.
Those are just limits.
There are other layers of coverage that go with that:
Basic
Broad
Special
Those are the three levels of coverage offered with that limit, with Special being the best.
Then, you have settlement types:
Replacement Cost (RC)
Actual Cash Value (ACV)
Finally, look for exclusions:
Many companies are excluding roofs, especially if yours is over 10 years old. Many have cosmetic exclusions as well. There could be many more.
I have told at least 4-5 potential customers this week, while I would love to have their business, it's not in their best interest to move it, their roof is over 10 years old and grandfathered in with Replacement cost. If I moved them, the premium will be cheaper, but they will only offer ACV or the roof would be excluded all together.
Finally, be aware of your deductibles:
Many are going to high wind/hail deductibles. You will likely see it listed as a percentage. So, if your house is insured for $200,000 and you have a 2% wind/hail deductible, your deductible is $4,000.
These are just a FEW things to look for. Find someone you trust to compare any quotes you have before you move. Once you cancel the old policy, you might not get to go back and will definitely have to meet the new guidelines and rates.
There are agents that either aren't experienced or are just out for the sale and will not point these differences out. Do your own due diligence. If you have a claim, all that was mentioned above will affect the payout you receive.
