**FED RATE CUT PSA**

Mortgage interest rates are NOT dropping by 0.25%–0.5% overnight next Wednesday when the Fed cuts rates as expected.

While these rate cuts can indirectly influence mortgage rates, they have been anticipated for weeks and are already reflected in current rates.

The market’s reaction to what Chair Powell says after the rate cut—such as hints about more cuts or signals to pause—will be the key factor determining the near-term direction of mortgage rates.

- If Powell indicates more rate cuts, mortgage rates may improve.

- If he suggests holding off for now, rates could rise.

- If he emphasizes waiting to see how market conditions evolve, rates are likely to remain relatively stable (barring other economic news).

If you want to lock in the lowest rates seen in over a year, it might be wise to do so before Wednesday.

Wow, who would have figured consumer confidence would go down right as student loan payments came due again? Anyone paying attention should have! We could have avoided a good portion of rates hikes the last 12 months simply by not allowing people to default on their obligations without penalty. Inflation should come down fast now, let’s see how deep we dug ourselves. I have only been saying this for three years!

Today I closed a loan that was denied by another reputable lender. The original LO is/was a “branch manager” with an office at the other end of the state. They told the client they could not qualify for conventional financing a couple days before their mortgage commitment date. Their reasoning was they could not get the file through the automated underwriting system and had to swap the file to FHA financing.
Running automated underwriting results is literally done day one with any mortgage approval, or at least that is what should be done. The automated results even told them exactly what they needed to do to get an approval! As it turns out they committed mortgage fraud a couple times as well :-0!
Seven days after getting the go ahead with the file, I had a clear to close using the other lenders appraisal without the original lender transferring it. They refused to transfer it!! That is beyond crappy!
99% of the time it’s not the company you work with, it’s the individual you work with. I know some good originators that work for this company. It was nice to give this couple piece of mind. There is nothing better than being thanked for allowing a client to “sleep better than they had in weeks”. They were so afraid of losing their home. Today was a good day, it is unfortunate so many lenders give our business such a bad reputation.

Picked up a loan another ”reputable” lender denied 4-8 weeks after the Clint was approved and one day before their mortgage commitment date when they were set to lose their home. 7 business days later they are clear to close with me. The denial was from automated underwriting results. That’s is literally the first thing you do for a loan approval, mortgage 101
, day 1…. This was a “branch manager” at a CT branch, I can’t even make sense of it .…. she told me recently this was the first night she had a decent nights sleep In months.…..the state of our industry is twiceas bad as it was in 2007-2009. Please be careful!

Client called me at 9am with a need for an equity line. They didn’t want to wait 3 weeks for an answer from a local bank knowing they would be denied. They had an approval by noon without needing to provide a single document. By 4pm they had scheduled the notary to come tomorrow and close the $100k line. All electronic, not one document provided.

They are not even Irish! If you need some quick equity cash or were denied for a line elsewhere give me a call!
