My heart rate has exactly one trigger: a text that starts with “quick question” the week you close.

None of these are disasters on their own. Most of them are fixable if I hear about them early. It is the surprise part that slows everything down.

So here is the rule I give everyone: before you sign, open, close, co-sign or move anything, text me first. It takes a minute and it can save your closing date.

Nobody grows up saying they want to be the person who reads a bank statement line by line.

Somebody has to, though. Somebody has to spot the deposit that needs a paper trail, ask about the car payment that is not on the application, and say out loud that the payment is tighter than you think before you get attached to a house.

It is not an impressive job to describe at a dinner party. It is a useful one. Most of what I actually do in a week is catch things while they are still easy to fix, so nobody finds out the week of closing.

So if your loan closes on time and nothing weird comes up, that may be because somebody paying attention early, when it was boring.

Did you find it before the last slide?

Number 3 is the one buyers are often enticed by because it sounds like an amazing deal. Unfortunately it's not free, and you deserve to know which way you are paying.

So when you compare loan offers, do not stop at “no closing costs.”

Ask what rate that offer comes with, and then do your comparison shopping.

And the other three? All true, and all easy to avoid when you ask before you act.

Many people call a mortgage lender after they have already found the house.

By then they are guessing at a budget, rushing a pre-approval, and hoping the payment still works once taxes and insurance show up.

Call before that part. A first conversation with me is short, and here is what it actually gets you: what your payment looks like at the price you are eyeing, all in, what needs to happen with your credit, savings or paperwork before you are ready, and a straight answer on whether now makes sense for you, or whether a few more months puts you in a stronger spot.

And if the numbers do not work yet, I will tell you that too, even when it means no loan for me today.

How many listings are sitting in your camera roll right now? Be honest.

Next time you screenshot one, don’t just wonder. The answer to “could I afford this?” isn’t the list price. It’s the monthly payment and the cash you’d need at closing, and it’s easier to figure out than most people think.

Retirement income may arrive differently from a traditional paycheck, but that does not mean a home purchase is automatically off the table.
