Our Kirsten and Joe Borgstrom are in Town of Bedford, Virginia Government this week working on their BOOMS Tracker and Real Estate Redevelopment Strategy with Virginia Main Street, Virginia Department of Housing and Community Development, Commonwealth Regional Council, and Virginia Housing, along with staff from Virginia To***co Region Revitalization Commission who’ve also generously funded the project.

Our Kirsten and Joe Borgstrom were in Altavista, VA this week working with the Commonwealth Regional Council and Virginia Department of Housing and Community Development’s Virginia Main Street program in the Town of Altavista, Virginia and their Main Street program Altavista On Track on their Building Opportunities on Main Street (BOOMS) inventory and real estate redevelopment strategy. This project has been generously supported by the Virginia To***co Region Revitalization Commission and Virginia Housing.

Real estate redevelopment often takes time. In the spring and summer of 2024, our Joe Borgstrom worked with 18 communities in the MMississippi Main Street Association program on a series of Real Estate Redevelopment Game Plans funded by a grant from USDA. One of the communities he visited was New Albany and New Albany Main Street Association He toured the building featured in this post, then owned by a different entity. Joe put together retail leakage data and a pro forma for the redevelopment of the vacant building. He proposed converting the upper floors back into residential and restore the commercial spaces on the first floor. The then-owner saw the vision but realized they weren’t going to be the one to do it. They were able to sell the building and get it into the hands of owners who wanted to make it happen. And happen it has! Congratulations to Modern Antiquity Homes and New Albany Main Street on an incredible project that will make a real difference in their downtown!

Our Joe Borgstrom was the closing keynote for the North Carolina Main Street Center’s annual conference this past Thursday. Joe spoke about a project we just completed doing a deep dive into how anchors function in today’s downtowns in North Carolina. He unveiled the study and supporting publications to help North Carolina’s Main Street communities better leverage these tremendous traffic generators to their downtowns.
