Best sunset in Boise? Get above the city. πŸŒ…

Table Rock is the go-to. Drive up 8th Street and you'll find your spot. Anywhere in the foothills where you can look out over the skyline with the sunset behind it hits different.

It's the kind of view that makes you glad you live here.

Rates gave back some ground this week. Here's what drove it.

The week opened on an optimistic note. Peace deal hopes with Iran lifted markets early, oil pulled back, and bonds improved. That tone held through Wednesday.

Then Thursday changed the mood. GDP came in softer than expected. Inflation data for April showed prices still running higher than hoped. New home sales dropped. Jobless claims ticked up. The market absorbed a lot at once, and rates reflected it.

The takeaway isn't doom and gloom. It's that the path to lower rates runs through cooler inflation. That story is still playing out, and every data release moves the needle.

If you're watching rates and wondering when to move, let's talk through the numbers. πŸ“Š

Amazon wants to drop packages by drone across the Treasure Valley. 🚁

This isn't a concept. They've filed a conditional use permit with the City of Nampa to build a drone delivery center out of their Franklin Road facility. If approved, it would cover roughly 176 square miles, with a 7.5-mile radius reaching Nampa, Meridian, Star, Middleton, and parts of Boise and Kuna.

Order something, drone picks it up, it's at your door in under 60 minutes. Items up to five pounds, every day from sunrise to sunset.

Nampa Planning and Zoning takes it up May 26th. FAA approval would still be required before anything flies. If it goes through, the Treasure Valley becomes Amazon's 13th drone delivery market in the country.

This is the kind of infrastructure investment that signals a region is on the radar in a big way.

Do you want drone delivery in the Treasure Valley? Drop it in the comments. πŸ‘‡

Summer home buying season is coming and the buyers who win are already preparing. 🏑

The biggest edge you can have right now has nothing to do with rates or inventory. It's having your team in place before you need them.

Your lender. Your agent. Your insurance contact. Your financial planner. Get aligned on the path, the timeline, and the finances now so that when the right home comes up, you can move immediately.

The buyers who lose in a competitive summer market are usually the ones who weren't ready when it counted.

Don't be that buyer. Reach out and let's get you prepared. πŸ‘‡

You show up for your borrowers. You build relationships with agents. You close deals. You go home.

That's it. That's the whole job.

Everything else- the marketing, the ads, the content, the ops, the leads...that's what a great company carries so you don't have to.

Best summer date night in Boise? The Hemlock. πŸ₯©

Tucked into the bottom of the Inn at 500 downtown, it's a proper steakhouse with the kind of food that earns a repeat visit. But the real move is the tableside baked potato. It says it feeds four. It could probably feed ten.

Load it up and enjoy it. Good date night energy in there.

Volatility came back this week. Here's what actually happened.

Monday opened with a small improvement, but rates were already sitting at their highest levels since last May.

By Tuesday, global inflation fears and rising oil sent yields higher again. Wednesday gave back a little ground. Friday closed flat, but consumer sentiment dropped to its lowest reading in months and the Iran conflict is still the wild card hanging over everything.

The takeaway: weeks like this are why timing matters. If you're shopping right now, knowing your numbers before you write an offer is what keeps you in control when the market moves.
