The national advertised street rate reached $16.48 per square foot annualized in June, up 0.7% month over month, with 29 of the top 30 metros posting positive movement.
The under-construction pipeline held at 2.2% of existing stock, down 0.4% year over year.
There are two readings inside those numbers. Summer leasing did what summer leasing is supposed to do. And the new supply that pressured Sun Belt rates through last year is thinning.
We underwrite to the second one.
