Last week, we enjoyed having the whole team together in Boise for our Spring Team Event.

One of the great things about having a broad portfolio and team on the ground across our markets is the depth and local expertise it gives us. It also means we don't get to work together in person every day. That's what makes these team events so meaningful: they're a chance to bring everyone in from each of our markets to collaborate, learn from each other, and align on how we create value at every building.

From breakout meetings across teams, to brainstorming sessions on how we're leveraging AI and technology, to deepening relationships over team dinners and friendly kickball at Eagle Island State Park, the week struck a great balance of strategy, learning, and connection.

Great deals build the fund, but it's our team that creates real value in our portfolio every day, which is why investing in them matters just as much as the next acquisition. Grateful for the team we have, and already looking forward to the next 11 years of building it together.

We're excited to announce that we've completed the acquisition of the property located at the northeast corner of 12th Street and Wall Avenue in Ogden, Utah.

Together with our partners, we plan to develop this 14-acre site into a neighborhood-oriented retail and mixed-use center.

We're working in collaboration with retailers, the City of Ogden, and other stakeholders to ensure the property is developed into the asset the community deserves after many years of underutilization.

The new 13,764-square-foot store brings a nationally recognized natural and organic grocer to Sweetwater County and is a meaningful addition to the center, reflecting continued momentum at the property.

There’s something special about companies that stay rooted in their community while continuing to grow across the region. CSI Construction is a great example of that, and we’re proud to have them as a tenant in our Centennial Tech building in Colorado Springs.

Founded in 1978 in Colorado Springs, CO, CSI has called several buildings home over the years and is now headquartered at our Centennial Tech Building for several years to come. Since their founding, they’ve expanded to five offices across the West and built projects that shape communities, including retail, grocery, multifamily, mixed-use, hospitality, senior housing, theater, office, recreation, medical, and industrial spaces. At ACP, our interns create exceptional value every day. Our internship program gives students real work experience, a supportive learning environment, and in some cases a path to a full-time position.

This week we are excited to share another internship success story.

Gabriel Ordaz Jimenez, currently studying Accounting at Boise State University, joined ACP as an intern in October 2025. Since day one, Gabe has shown a strong willingness to learn and take on new responsibilities.

His organized and inquisitive mindset, along with his readiness to jump in wherever needed, quickly made him a valuable member of the team. Because of his strong work ethic and contributions, promoting him to Property Accounting Assistant was an easy decision.

We are excited to see Gabe step into this new role and look forward to watching him continue to grow at ACP.

East Idaho News recently shared an exciting feature on a new tenant at our Parkway Plaza location in Idaho Falls, ID!

Seven Sisters is a vintage clothing store featuring men’s and women’s clothing, where customers can reserve rack or shelf space to sell their own vintage items. The shop also includes a section curated by owner Shanea Fulk with vintage pieces available for purchase.

The grand opening will be held this Saturday at 2:00 PM. After opening, the store will be open Monday through Saturday from 10:00 AM to 7:00 PM.

Tenant Expansion: Boise Cities Krav Maga

One of the most rewarding parts of working with our tenant partners is helping tenants expand when the timing and fundamentals align. Boise Cities Krav Maga’s recent expansion at Eagle Marketplace is a great example of that.

Since joining Eagle Marketplace in Eagle, Idaho in 2017, they’ve continued to build strong momentum. After outgrowing their original 2,800 SF space, they’ve recently expanded into a new 7,700 SF location within the center.

This expansion reflects the demand for their training, the strength of their programming, and the collaborative effort behind the growth. Their team delivers practical, real-world Krav Maga instruction that builds confidence, discipline, and resilience for students of all ages.

We are grateful for their continued partnership and excited to see their impact continue to grow across Idaho.

Challenging markets create opportunities to truly set ourselves apart and prove what we are made of, and 2025 was one of those years.

Rising costs, shifting demand, and higher interest rates continued to influence the real estate industry. Despite this environment, our operating performance strengthened throughout the year. Portfolio occupancy increased by 15 percent, supported by 887,000 square feet of new and renewed leases across the portfolio.

At the same time, we continued to advance acquisitions and development initiatives, adding $40+ million in new acquisitions and a development pipeline that now exceeds $100 million. These efforts reflect our disciplined approach to growth and our focus on creating long-term value.

Most importantly, our team continued to grow personally and professionally. They are central to everything we do.

We are proud to have delivered excellent results for our current investor partners while also building many new relationships. A decade of operating the Fund has reinforced the importance of staying true to our values and investment philosophy. As we look ahead, we remain grateful for the trust of our partners and the strength of our team, our portfolio, and our approach. With that foundation, we are excited about the opportunities ahead and committed to continuing to build long-term value together.

2026 will present similar opportunities and we are hitting the ground running!
