After helping close the largest deal in the history of the Alturas Real Estate Fund, Wesley Flake has more than earned a shoutout.

Wes is a critical part of our acquisitions team, but the truth is he wears just about every hat we have: acquisitions, asset management, legal, development, accounting. And he wears them all well.

What stands out most is how he shows up and he doesn't wait to be asked to do something. By the time the next step comes up, he's usually already taken it. He asks the right questions, raises his hand for more responsibility, and isn't afraid to make a mistake if it means learning from it. That mindset has driven real growth.

He's also playing a key role in how we integrate AI, giving our technology team the real-world feedback that connects the tools we're implementing to the way we actually work.

Livewell Animal Hospitals is officially complete! What started as an empty lot adjacent to our recently completed Take 5 development at 2700 N Eagle Road has become a fully realized veterinary facility.

Livewell Animal Hospital offers comprehensive veterinary services, from routine wellness care to urgent and emergency support, all within a professional and welcoming environment built for pets and their owners.

Watching this project come together from groundbreak to completion has been a rewarding journey. We're grateful for the partnership and excited to see Livewell thrive in their new home and serve the Treasure Valley Community.

Last week, we enjoyed having the whole team together in Boise for our Spring Team Event.

One of the great things about having a broad portfolio and team on the ground across our markets is the depth and local expertise it gives us. It also means we don't get to work together in person every day. That's what makes these team events so meaningful: they're a chance to bring everyone in from each of our markets to collaborate, learn from each other, and align on how we create value at every building.

From breakout meetings across teams, to brainstorming sessions on how we're leveraging AI and technology, to deepening relationships over team dinners and friendly kickball at Eagle Island State Park, the week struck a great balance of strategy, learning, and connection.

Great deals build the fund, but it's our team that creates real value in our portfolio every day, which is why investing in them matters just as much as the next acquisition. Grateful for the team we have, and already looking forward to the next 11 years of building it together.

We're excited to announce that we've completed the acquisition of the property located at the northeast corner of 12th Street and Wall Avenue in Ogden, Utah.

Together with our partners, we plan to develop this 14-acre site into a neighborhood-oriented retail and mixed-use center.

We're working in collaboration with retailers, the City of Ogden, and other stakeholders to ensure the property is developed into the asset the community deserves after many years of underutilization.

Today marks the grand opening of Natural Grocers at our White Mountain Mall property in Rock Springs, Wyoming.

The new 13,764-square-foot store brings a nationally recognized natural and organic grocer to Sweetwater County and is a meaningful addition to the center, reflecting continued momentum at the property.

At ACP, our interns create exceptional value every day. Our internship program gives students real work experience, a supportive learning environment, and in some cases a path to a full-time position.

This week we are excited to share another internship success story.

Gabriel Ordaz Jimenez, currently studying Accounting at Boise State University, joined ACP as an intern in October 2025. Since day one, Gabe has shown a strong willingness to learn and take on new responsibilities.

His organized and inquisitive mindset, along with his readiness to jump in wherever needed, quickly made him a valuable member of the team. Because of his strong work ethic and contributions, promoting him to Property Accounting Assistant was an easy decision.

We are excited to see Gabe step into this new role and look forward to watching him continue to grow at ACP.
