You know what I don’t care about?

I don’t care if you change your budget 14 times.
I don’t care if you ask me to explain interest rates again… and then ask me again next week.
I don’t care if Zillow told you one payment and reality says something different.

I don’t care if your credit isn’t perfect.
I don’t care if you’re scared to start because you think you’re “not ready.”
And I definitely don’t care if you need time to think.

Because this is one of the biggest financial decisions you’ll ever make.

You SHOULD ask questions.
You SHOULD slow down.
You SHOULD make sure the numbers make sense.

There’s already enough noise online:
“Buy now.”
“Wait until rates drop.”
“Housing crash is coming.”
“Marry the house date the rate.”
People are overwhelmed.
And honestly? I get why.
My job is not to pressure you into buying a house.

My job is to help you understand your options so you can make a smart decision for YOUR life.
That looks like:
• Breaking down numbers in plain English
• Showing you realistic payment options
• Helping you understand what you actually qualify for
• Giving you honest answers
• Making sure you feel calm and confident before signing anything

Whether you’re buying your first home, upgrading, downsizing, or just trying to figure out if buying is even realistic right now…
You deserve clarity.
Not pressure.
Not confusion.
Not chaos.

Losing a house you were already picturing life in?
Yeah… that one stings.

You already picked out where the couch would go.
You imagined your first night there.
You started building a life in a house you don’t even own yet.

But here’s the part nobody wants to say out loud:
That feeling? It fades.
A payment that’s too high? That doesn’t.

I’ve seen people stretch just to “win” a house…
and regret it every single month after.
Because the goal isn’t just getting the house.
The goal is still feeling good about it 6 months later.
Sleeping at night.
Not stressing every time a bill hits.
Not wondering if you made a mistake.
The right house isn’t just the one you love.
It’s the one that actually works for your life.

Sometimes the smartest move you can make…
is not rushing.
It’s waiting until the numbers make sense for YOU.

And when that time comes?
You’ll enjoy that house a whole lot more!!

And I’m going to tell you the same thing every time…

That can hurt you when buying a house.
Not because you did anything wrong.
But because we can’t just take your word for it.

Some of y’all are still waiting for the market to crash like it’s 2008…

Meanwhile, people who bought are sitting on hundreds of thousands in equity.

I had buyers ready in 2016 who waited.
That house is now worth over $1M.
The one they’re buying today for $600k?
It sold for $275k back then.

At some point… it’s not the market. It’s the decision.
There is no perfect time.
