Ryan Homes ভার্জিনিয়া এবং মেরিল্যান্ড এর খুব পরিচিত বিল্ডার এখন জর্জিয়াতে বিভিন্ন লোকেশনে তাঁদের নতুন বাড়ি বানাচ্ছে। আজকে গিয়েছিলাম তাঁদের Sugar Hill GA লোকেশনে। অনেক টাউন হোম তারা বানিয়েছে বেশ কিছু বাড়ি বিক্রি হয়ে গিয়েছে, কিছু আন্ডার কন্ট্রাক্ট এবং কিছু আছে বিক্রি হয়নি।

টাউন হোম কিনে ভাড়া দিতে অনেকে পছন্দ করে। বাড়ির লট ছোট হওয়া তে এটি মেইনটেইন করা সহজ। টাউন হোম গুলো সাধারণত খুব ব্যস্ত এলাকা, মার্কেট, স্কুল এর কাছে তৈরী করা হয়। বাড়ি ভাড়া দেওয়ার জন্য এইগুলো ভালো লোকেশন। আপনি যে কোন স্টেট থেকে ইনভেস্টমেন্ট এর জন্য এই বাড়ি গুলো কিনতে পারেন। আমি বাড়ির লোন করে থাকি, আমার কাছে ভালো ইন্টারেস্ট রেটে, খুব সহজে মাত্র ২ সপ্তাহেই বাড়ির লোন করতে পারবেন। ২০% ডাউন পেমেন্ট দিতে হবে। আর কেও যদি নিজে থাকার জন্য এই বাড়ি কিনতে চান তাহলে ৩% ডাউন পেমেন্ট দিলেও হবে। লোন নিয়ে প্রশ্ন থাকলে আমাকে Inbox, call, what'sapp এ জানাতে পারেন (631) 949-9102

Successfully closed and funded another investment loan in under 13 days!

This is what a properly planned investment loan transaction looks like.

The client sat down with me to discuss the best options available for his investment. We spent over an hour going through different scenarios. After understanding his goals and future plans, we narrowed it down to three options. He trusted my recommendation and chose the option that best fit his long-term plan.

From there, we moved quickly and stayed organized. We completed the application, ordered the appraisal, collected the title documents, obtained the investment property insurance, and submitted all the required documents. Within 10 days, we received Clear to Close.

The following week, we made it to the closing table, and everything came together smoothly on the loan side. The loan was successfully closed and funded in under 13 days.

Investment loans are not as tricky as many people think. In many cases, the documentation requirements can be simpler because we are not qualifying the borrower the same way we would with a traditional owner-occupied mortgage. Instead, the focus is largely on the investment property and the income it is expected to generate.

In many cases, you can get started with around 20% down payment. Of course, every loan program has its own requirements and guidelines.
