Inventory remains low vs last year.

Here’s some insights I gather from the most recent market report:
1) Fewer homes sold this year vs Aug 2022
2) Inventory is lower
3) Prices are increasing not decreasing
4) Homes for sale aren’t on the market long, and selling for full asking. Now the exception would be if they are overpriced they do see downward adjustment.

Today FHFA announced the new Conforming Loan Limits for 2023! The 2023 limit for one-unit properties will be $726,200, an increase of $79,000 from $647,200 in 2022. In High Cost areas it the new ceiling loan limit for one-unit properties will be $1,089,300, which is 150 percent of $726,200.

This was for a recent Refinance that I did, (yes people are still refinancing). Add 8 days for the appraisal turn time and we were able to close this loan in about 3 weeks! Our purchase timelines are the same! Contact me with any home loan questions. :)

Getting an underwriter approval on the same day of submission is a huge benefit for buyers and their Realtors. It gives us peace of mind and allows us to close on time or earlier.
