Protect yourself or your clients from loan mod scams and other forms of deception by giving this a quick read. There’s no shortage of scams out there that can get the best of people. Staying informed and being able to inform others about them are some of our greatest weapons against being taken advantage of. There are more scams to cover but for this one in particular we’re looking at the phony counselor. Your best bet is always to talk with the bank yourself about making changes to your loan. Unlike other home financing programs, VA-backed homes loans do not have maximum loan limits. Instead, VA offers a guaranty to the lender so that lenders will agree to provide the program for Veterans. However, it is common for lenders to differ in how high they allow a loan amount to go. Let’s talk first before you buy so that you know how your VA benefits will work to get you the home of your dreams!

Use this information to educate yourself, staff or referral partners about the differences between loan limits and how VA differs from other loan products. Also, check with lender overlays for maximum loan amounts as this may vary from lender to lender.

Attention Business Owners! There are times when you need to finance something for your business but must sign the note for that debt personally. For home financing purposes, if the business pays that loan each month [such as a car loan] and you can document timely payments from the business for 12 months, we do not need to count that debt against you! We’re growing and so are our options. The world is vast and nowadays there are buyers, investors and refinancers with unique situations that require unique solutions. It’s important to stay on top of the most useful of those options as they come out. 🥸

That’s why we’re so big into Non-Qm. If you observe the market, the space for these loan programs is expanding rapidly. There a great number of self-employed individuals, business owners, entrepreneurs and investors who all struggle because of the conventional financing system.

Another follow-up ☺️. As you can tell I’m not the best photo taker, but it was really amazing to get to walk this property with these clients and here about everything they went through after getting the deal closed. This was a tough one to make happen and there were a lot of obstacles but we got it done.

If you have a minute, here’s a cool chart provided by the Bureau of Labor Statistics. Across the board we are approaching Pre-COVID unemployment rates going into this year. The recovery here is essential to observe as we move forward. 🥸

People who had dreams of owning their own place to call home or beginning their investor journey didn’t suddenly disappear. Buyers are getting younger and younger, and while they’re pursuing their personal goals at any level of education or life, they’re also entering a market that is still filled with opportunity.
