I am so thankful for the compassionate Realtors and buyers who have inquired about my maternity leave. I debated posting this.. yet, I know so many of you respect real and transparency with my journey, career and family.

Truth is as a realtor or lender — The grind never stops … not for this Mortgage Mama and my mortgage business is also my baby.

I will be working up to my delivery date and Who says maternity leave has to keep you off the market?

You’ll want to know this quick USDA update 📣

USDA has published a final rule on Manufactured Homes effective for March 4, 2025.

In order to provide affordable housing for more borrowers, USDA will begin allowing financing on existing manufactured homes.

Please note, unlike FHA, VA and Conventional loans, USDA will only finance loans that meet the following standards.

Construction Standards:
Once the rule is finalized, the Rural Housing Service (RHS) will require all existing manufactured homes being financed to comply with the Manufactured Housing Act of 2000 and Federal Manufactured Home Construction and Safety Standards (FMHCSS).

These standards ensure:
•Use of high-quality building materials.
•Adherence to advanced structural design principles.
Improvements in home installation processes.
•The current pilot program allows only for properties built on or after January 1, 2006.

The new rule currently states the year built “as described by the agency”. Per USDA, the final publication will clarify the year.

This change offers an excellent opportunity for increased opportunities to provide housing in some rural areas.
