🏡 Tips for getting through underwriting smoothly:

✔️ Send requested documents ASAP
✔️ Don’t open new credit
✔️ Don’t make large purchases
✔️ Keep making payments on time
✔️ Don’t move money around without asking
✔️ Check with your lender before making ANY financial changes

The goal is to make sure there are no changes between UNDER CONTRACT and CLEAR TO CLOSE! 🔑🎉

When in doubt, ask your lender first. 💕

🏡 SAME PRICE. DIFFERENT PAYMENT?!

Two $300K homes can have different monthly payments because property taxes matter. 👀

If your taxes are escrowed:

💰 $2,400/year = about $200/month
💰 $4,800/year = about $400/month

That’s a $200/month difference on homes with the same price!

This is why I tell my buyers: Don’t just shop by purchase price—shop by the total monthly payment. 🔑
