When you're saving up to buy a home, it’s easy to focus entirely on that down payment number. But don’t forget to budget for closing costs!

Typically ranging from 2% to 5% of the loan amount, closing costs cover the essentials behind the scenes, such as:

- Appraisals (making sure the home is worth the price)

- Title work & Attorney fees (ensuring the home is legally yours)

- Lender fees & Escrow setups (taxes and insurance)

Remember - Every loan scenario is unique, and sometimes we can even negotiate to have the seller cover a portion of these costs.

Most people think Buy Now, Pay Later (BNPL) accounts are harmless because they don't always show up on your credit report, but BNPL services are appearing on nearly every loan application today, and they can cause massive headaches.

3 Ways BNPL Impacts Your Mortgage:



Increased Scrutiny: Underwriters are required to document the balance, payment, and end date for every individual transaction found on your bank statements. If they see a BNPL debit, they need to document the terms for every single transaction. Translation: 8 purchases = 8 different "mini-loans" we have to prove.

Debt-to-Income (DTI) Ratios: While some lenders exclude accounts that have fewer than 10 payments left, many see them as a sign of "reckless spending" or an inability to manage cash flow. If you have too many active payments, a lender might require you to pay them all off in a lump sum before they’ll approve your loan.

Technical Difficulties: Most BNPL apps don't provide "standard" monthly statements. Trying to get a document with the required date/time stamps and headers can be a logistical nightmare during a time-sensitive closing.

The Bottom Line - If you're serious about buying a home, stick to traditional credit or cash. Don't give an underwriter a reason to question your financial stability over a $100 purchase. Your future home is worth the wait! 🔑
