🎊 Officially in Escrow | Santa Monica Special Property

This was one of the most unique properties I’ve had the opportunity to represent—a church, a single-family home, and a detached garage, all situated on an R2-zoned lot in Santa Monica.

Its uniqueness was also what made it challenging. After spending more than a year on the market, it struggled to find the right buyer.

The seller first reached out to me last year, but due to our workload at the time, I referred the listing to another local broker. Unfortunately, it still didn’t sell. Earlier this year, the seller called again and asked if we would take over the listing because she felt we were the right team for the job.

We relaunched the property, and before long, the right buyer came along. Moments like this remind me that real estate is never just about buildings or land. It’s about trust, relationships, and sometimes a little bit of timing and fate.

We’re officially in escrow, and while there are still steps ahead, today I’m simply grateful for the opportunity and the seller’s trust. 🙏✨

這個案子真的非常特別。一個位於 Santa Monica 的 church，加旁邊一棟獨立屋，再加一個獨立車庫，土地還是 R2 zoning。也因為它太特別了，所以過去一年多一直找不到真正合適的買家。於是這個物業就這樣在市場上尋尋覓覓，很久都沒有結果。

賣家去年就聯繫過我。但當時我們工作真的太忙，所以我把他推薦給當地另外一個 Broker，後來也沒有賣掉。今年初，賣家又再次打電話來，問我們願不願意親自接手這個 Santa Monica 的案子，冥冥之中，賣家就是一直覺得“只有你們可以幫我賣掉”。

我想說，那就試試看吧。結果沒想到，上市後很快遇到了適合的買家。過程中也認識了許多有趣的人，對方 Broker 甚至還是 UCLA 的 Scientist，讓我再次體會到，房地產不只是賣房子，更是在認識不同的人生。

目前正式進入 Escrow，後面還有許多挑戰，但能走到這一步，最想感謝的還是賣家的信任。

Finally found the right buyer🎉 This Hacienda Heights home was definitely waiting for its person. We’ve actually been in escrow for 2 weeks already, but between inspections, termite reports, and lots of thinking… we honestly couldn’t tell if the buyers were going to move forward or walk away 😂

But today — officially moving forward and closing soon. Seller can finally start packing with peace of mind ✨

Interesting enough, this home sat on the market for 4 months last year. This year, after adjusting strategy and pricing, it found the right buyer much faster.

The market still isn’t “easy,” and rates haven’t really dropped yet… but compared to last year, buyer confidence definitely feels stronger.

Lately we’ve even had clients pulling profits out of the stock market and moving money back into real estate. Stocks can move fast, but real estate still feels like the long game — steady, tangible, and easier to sleep at night with 🏡

官宣進入過戶｜Hacienda Heights 終於等到有緣人🎉🎉

其實已經進入過戶兩個禮拜了，但過程真的一度很煎熬😂😆 買家檢查、考慮、反復思考，中間安靜到我們都快懷疑：到底買還是不買？每天都像在等放榜。好在，現在終於順利往前推進，賣家也終於可以安心開始打包，準備人生下一階段了。

這套房子其實很特別。大地坪、景觀、單層、空間感都很好，但房地產很多時候真的像找對象，不是條件越好就人人喜歡，而是要遇到真正懂它的人。去年賣了四個月沒結果，今年重新調整策略和價格後，很快就找到有緣買家。

Agent Jessie 也明顯感覺到，今年市場買氣比去年活躍不少。最近股票市場一路大漲，大家口袋好像都變厚了🤣😉 已經有一些客人把股票獲利陸續抽出來，重新配置到房地產投資。畢竟說到底，房地產還是相對穩健很多。股票當然有機會短時間賺很多，但有時候漲太快，反而讓人心裡發慌。房地產雖然做房東也有房東的辛苦，但長期來看，那種“穩穩放著”的安心感，還是很難被取代。

也希望接下來今年利率真的能慢慢降下來，給市場更多一點動力吧✨🙌
