Due Diligence Manager
Overview:
My company is a growing real estate investment company who specializes in acquiring raw land. We prioritize seller needs and goals to help them quickly liquidate a rather illiquid asset. One of the most important parts of the acquisitions process is Due Diligence. We need to make sure we know everything there is to know about the land we are buying, so that we can ensure that what we buy is 1) Usable, 2) Desirable, and 3) Marketable. I am looking to hire a Due Diligence Manager who will be responsible for evaluating every aspect of Due Diligence on our checklist for new properties that come in.
Company Goals:
We have been in the real estate investing business for 6 years, however we started our land flipping company venture in January of 2023. We have proven traction within NC and are looking to expand our business to SC, GA, FL and TN within the next 18 months.
Job Duties:
1. Online research of land to understand characteristics (topography, flood zones, wetlands, transmission lines, rail roads, cleared/graded, road access, title research, etc.)
2. External communication with:
- Brokers (to understand opinion of value)
- Soil Scientists (to order and review soil evaluations for perc testing)
- County Environmental offices (to talk about possible septic work already done)
- Planning & Development (to understand what is allowed to be done on the land)
- Sellers (talk to them about certain items anytime you have questions)
- Closing attorney's/title companies
3. Internal communication
- Work together with our internal team to help move the deals forward
4. Complete all Due Diligence in a timely manner
5. Write short reports, keep files organized & CRM up to date
6. Help to continuously improve SOPs, training & job role literature
7. Perform other duties and tasks as assigned
