30% of declined buyer mortgage applications were due to their debt-to-income ratio (National Association of Realtors).

Lenders use debt to income ratio (DTI) to help determine the risk in lending to you. If your DTI is too high, or if adding another monthly payment makes your DTI too high, they will be hesitant to lend to you. Lenders also factor in credit scores, money in reserve, etc., when making lending decisions.

DTI is calculated by dividing your monthly debt payments by your monthly income. So if your bills are $2,000 and your gross income is $5,000, your DTI is 40%. Lenders often prefer a DTI that’s 36% or lower, so keep it as low as possible.
