Invest $100,000 in stocks and earn 8% cash on cash return = $8,000 profit.

Invest $100,000 in real estate. Buy $400,000 worth of rental property. Earn 8% cash on cash return = $8,000. Get 3% appreciation on the $400,000 properties purchased = $12,000. Total profit = $20,000.
