✔️ Buy the essentials first.
✔️ Protect your cash flow.

A smart mortgage plan includes cash left over, not just enough cash to close.

The scariest mortgage moments usually do not sound scary at first.

They sound normal.

“I financed furniture after pre-approval”😳

“I changed jobs mid loan”😭

None of those are automatically deal breakers, but they can create real problems if no one looks at the full file before it matters.
