A “simple” condo file can change fast when the rules do.

This summer, some Fannie Mae updates may open a smoother path on smaller projects with waivers up to 10 units. But by early 2027, the easy lane gets tighter: limited review goes away, 15% reserve requirements are eliminated, investor concentration limits are removed, and deferred maintenance/safety rules get stricter.

That doesn’t mean deals die. It means we map them differently. When conventional gets tight, we’ll look at Non-QM and portfolio condo options to keep more buyers moving forward.
