Time for the semi annual reminder!

What are the maximum allowable seller contributions?
(These are based on sales price)

FHA- 6%
USDA Rural Development- 6%
VA- 4%
Conventional- 3-9% (this will vary with down payment ) for owner occupied and second homes
Conventional investors- 2%

Here’s the answer! VA financing allows for a buyer to have seller paid closing costs and those costs can be used to pay off a buyers debt. Closing costs are limited to 4% of the purchase price.

It’s the middle of January and that means it’s forecasting time. I’ve watched 4 1/2 webinars and the good news is that for once they mostly all say the same thing: We should see more inventory, more buyers, and lower rates.
What we won’t see? Those sub 5% interest rates everyone is clawing for and major drops in home prices. While it’s a mostly positive outlook it’s clear we are still a ways away from pre- pandemic levels.
