Mortgage rates are sliding…again. 🏡

👉 As of August 28, 2025, the 30-year fixed is hovering between 6.375% – 6.59%.
👉 The 15-year fixed is down to 5.50% – 5.77%.
👉 This marks the second consecutive day of declines and the lowest levels in 10 months.

⚡ Why it matters: Lower rates could finally tip buyers off the sidelines, boosting affordability and momentum heading into fall.

Bay Area housing is stuck in a paradox. 🏡

➡️ Home sales dropped 4% in July compared to last year.
➡️ Median home price still holding at $1.3M.
➡️ Inventory jumped 26% (and 64% in Alameda).
➡️ Homes are sitting longer on the market — 24 days vs. 16 last year.

Even with higher mortgage rates (6.58% vs. 2.5% in 2022), buyers are still competing in desirable neighborhoods — while nearly 1 in 3 sellers are cutting prices to move their home.

⚡️ Investors are quietly taking advantage, scooping up condos and rentals while many buyers stay on the sidelines.

So the big question is: Are prices about to crack, or will low supply keep them stuck?
