📣 We had a big issue with a partner coming in over the past 8 months. Things that were supposed to happen didn't end up happening and we had to go a different route. A lot of time and energy went into that merge and it affected our efficiency in maintenance and some management.

We are trying to come back strong and get out of the slump we got in while waiting. We have many vacant rentals that need different levels of rehab to be rented. We have rentals that need some minor repairs that are occupied. We have way too many vacant that we really need to get up and going.

We are looking for a contractor who has enough hands and variant trade labor, insurance and licensing, to complete a whole house project. Possibly one that can work with us and get things complete on a swift timeline, as we have many housing projects lined up from single family homes to duplexes/quads. We need to get these properties turned quickly so we can get them on the rental market.

Tenant: I need someone to come fix my toilet its backed up and I can't get it to go down. Every time I get it down a little. Its back up again.

Landlord: Okay we will schedule a plumber to come take a look.

Plumber to Landlord: We pulled multiple baby wipes out of the line. They were globbed together and compacted and really making it hard for anything to pass through, especially with more paper and wipes over and over again. This servive call is going to cost $300.

Landlord to tenant: It appears you've been flushing baby wipes down the toilet and that is a violation of the lease and is negligent action, therefore service charges for such maintenance will be added to your account in the full amount of $300.

Tenant: That's ridiculous, I've done nothing wrong. Nothing says not to flush 1 wipe down the toilet at a time.

Landlord: Well that's where you're wrong. The lease actually specifically states not to flush non toilet paper items down the toilet. Things like rags, hygiene products, paper towels and baby wipes even the "flushable" kind are listed as do not flush items. Not to mention the bag of baby wipes also says do not flush.

Tenant: The bag says Do Not Flush 100 Wipes. Not 1 wipe at a time. I thought 100 was excessive, like no one is going to flush 100 wipes at a time. But I didn't think 1 or 2 at a time would be a problem.

Landlord: .... 🤔

Tenant: Points to bag

Landlord: Yeah, that plumbing fee will be added to your account and for future reference just don't flush anything thats not toilet paper down my toilets. Thanks.
