Happy Friday everyone! Hope all is well. Spring is in the air and mortgage rates are on the decline, big time! Now is a great time to inquire about any potential refinances especially if you’re looking at a rate in the 4’s. Timing also works very well for preapprovals as low rates = increased buying power in this competitive market. The market has been very steady as of late which is a very good sign for things to come. Refinances are still very intriguing at the moment (if you’re in the mid to high 4’s let’s talk) and the purchase market seems to be more of a buyers market as we begin back to school season. Rates are continuing to drop, open houses are getting more foot traffic, the sun is shining (somewhat), spring is in the air! Soft credit pulls aren't always as accurate as a hard pull. If you are thinking of getting pre-approved, do not base your current credit on a soft pull via Credit Karma, etc. When it comes time to complete a full mortgage application and a hard credit pull takes place, you might be disappointed in the results. Any hard pull will be considered towards the mortgage purchase and refinance processes and opens the door for road maps to increase your scores if need be for qualification purposes.

Unlike hard inquiries, a soft credit check won't hurt your score and can actually help you stay on top of your current credit.
