Mortgage rates looked better this week, but the reason matters more than the headline.

Investors moved money into bonds for safety during a stock selloff, which helped mortgage pricing even though core inflation and wholesale prices both came in hotter than expected. On Friday, bonds slipped anyway, and pricing got worse later in the day. Friday's midday snapshot showed a 7.4% 30-year fixed rate before that repricing.

Housing felt the pressure too. September new-home mortgage applications fell 8%, and Fannie Mae cut its 2027 mortgage forecast, with refinancing taking the biggest hit.

If you're buying, selling or refinancing, this week was a reminder that better pricing can be fragile when inflation stays stubborn.
